The properties featured on this website are offered for self-catering holidays on a weekly basis, usually Friday to Friday (4pm on the date of arrival to 10am on the date of departure) unless otherwise stated.
Whilst we try to ensure the accuracy of all information supplied and details of the property are correct, they are given in good faith. No warranty is given to their accuracy and we does not accept responsibility or liability for any loss or damage resulting from information given or statements made whether verbally or in writing.
By completing a booking, the hirer enters into a legal agreement and is bound to abide by the conditions of hire and any other reasonable instructions given by the proprietor.
Please note we do not accept stag or hen parties.
Please use the online booking system to check availability for your desired week(s). You can make payment online through our secure payment system or by cheque.
Online transactions are reservations and subject to confirmation by us.
A completed booking form (either online or offline) agreed by both parties is a binding contract and that any subsequent amendments must be agreed by both parties in writing.
Please note that, once a booking has been confirmed, you are liable for the whole cost of the holiday. If you wish to cancel your holiday, please notify us immediately in writing by 1st class mail. Should you have to cancel within 8 weeks of the commencement of your holiday, you must email us first and then follow this immediately with written confirmation. We will then endeavour to re-let for you. If we are successful in re-letting, you will only forfeit the initial 30% deposit. If we cannot re-let then you will be held responsible for prompt payment of the final balance of hire due. We strongly advise cancellation insurance to avoid this occurring.
Prices shown are per property, subject to special offers. The number of people occupying each property must not exceed the number specified in the booking form at any given time. Maximum occupancy limits in each property must not be exceeded and are as follows:
Lower Granite Cottage: 6 persons (+2 on sofa bed)
Upper Granite Cottage: 6 persons
Sub-letting is not permitted. The number of people occupying each property may not exceed those agreed at the time of booking.
A non-refundable deposit of 30% of the rent for each week booked is required to make a provisional booking. The balance payment of your holiday is due 35 days before arrival. Failure to pay the balance of rental charges, or allow the owner to take the balance by credit card by the due date (35 days prior to arrival), will result in the owner treating the property as available for re-booking.
The period of hire will be from 4.00pm on the day of arrival to 10.00am on the day of departure unless otherwise agreed in writing.
A bond for damage, electricity and oil usage will be charged at the following rate.
Lower Granite Cottage: £150
Upper Granite Cotage: £150
The electricity and oil meters will be read prior to your arrival and read on your departure. Your electricity and oil used and any damage (if applicable) will be deducted from your damage and power bond, and the remainder refunded to you within 14 days. If any damage costs exceed the Bond Payment we reserve the right to automatically charge the customer for any excess.
Electricity Charges – 11p per unit.
Oil Charges – 60p per litre,

All properties are cleaned thoroughly between each let. However, as only a limited period of time is available to clean properties, it is a condition of your let that as far as possible leave the property in the condition you find it. We ask out tenants to respect the environment and use the appropriate waste bins provided. Please ensure to empty the kitchen bin before your departure.
Prior to your arrival at Granite Cottage, you will be asked to sign a “Hot Tub Disclaimer” form, or submit online. This must be sent back to our correspondance address before a party can use the Tub. The person who signs the form will be held responsible for the Hot Tub operation during their stay. Please note that on occasion, for essential health & safety reasons, the water in the Tub may have to be changed during your stay. This will make the Tub inoperable for up to 48 hours. Clients should be aware that this can happen. The Hot Tub must never be switched off at the mains during your stay. There may be an extra charge deducted from your bond, if the tub is switched off during your stay.
Prices include bed linen and towels.
We operate a strict no smoking policy at all our properties.
Children must be supervised by an adult when appropriate and behave sensibly on the premises.
Pets are allowed at Granite Cottage but we do ask owners to be responsible and not to allow animals in the bedrooms or on furniture. We also ask owners to ensure that pets sleep in their own beds and not those of the property. Please do not allow your pet to foul in garden or outside areas. As Granite Cottage is situated in a rural village please observe the country code, especially in respect of livestock and farmland.
A small extra cleaning charge of £30 per pet will be levied.
We take every effort to ensure that you have an enjoyable holiday but in the unlikely event of dissatisfaction with the property or any subsequent problem, the hirer should contact us or the caretaker/keyholder so that the opportunity to rectify the problem is given.
Neither the owners nor the letting agents can be held responsible or accept any liability for loss, damage or injury sustained whilst at Granite Cottage.
The contract effected on confirmation of reservation relates to a holiday let only and is therefore not an assured tenancy in terms of Housing (Scotland) Act 1988. This confers on the client the right to occupy the property for the period agreed for holiday purposes only, in terms of Schedule 4 Section of the aforementioned Act.
In the event of road closure due to adverse weather conditions or any form of 3rd party industrial action the owners cannot be held responsible for non- arrival of clients at the property and no refunds will be given. We strongly advise cancellation insurance to avoid this occurring.
